Deschutes River Woods

The Deschutes River Woods (DRW) area is located in southwest Bend. While it is not technically considered a part of the city of Bend it is located within easy driving distance of the Old Mill District and the downtown area. What makes this neighborhood such an important part of Bend is that the properties here are all larger lots ranging from ½-3 acres in size. You may be able to see your neighbors, but don’t feel cramped at all. There are almost no restrictive rules, which means you can do anything to your property that you want and horses are even allowed here. DRW is situated along the Deschutes River nestled in one of the most forested areas in Bend. It is just south of town and some of the more fortunate owners have views of the river. There is also trail access to the river at several points. The southern most border is hemmed in by a large lava flow that is not only a beautiful bit of nature in the backyard, but ensures no further development in that direction. Homes here range in quality from small singlewide mobile homes to beautiful custom homes nearing the one million dollar mark. Again the large lot sizes help to break up this diversity and each property stands alone in its appearance. Even though homes here date back as far as the 1960’s there are still empty lots that are waiting to be built out. Most of the streets are paved, but some are only gravel and can be in fairly poor condition. All properties are on septic systems and there have been no widespread failures. Water is Avion (the local water company). Cable is available. There has been talk of annexing the area into the city of Bend, but nothing has happened yet. This would help with road condition and sewer, but that is all and shouldn’t deter from it being considered as a place to make home. If space for toys, animals, or peace of mind without being too far from town is what you want, then Deschutes River Woods may have exactly what you need.
